Cancellation / Deposit Policy
Whilst we do not require payment upon booking, all reservations will be charged 7 days prior to check in date.
We offer free cancellation up to 7 days prior to the arrival date. 7 days measured from the arrival date’s check-in time (3pm). All stays are charged in full, 7 days (1 Week) prior to arrival and are non-refundable thereafter.

Early Departure / Delayed Arivals / Late Checkouts
Absolutely NO REFUNDS for early checkouts or late arrivals.
Our check-in time is 3pm. We do try our best to accommodate early check-ins but please call us ahead to see if room is ready. (207-667-3621). Our office closes at 10pm but we make arrangements for late check-ins. Please give us a call if you will be arriving later.
Our check-out time is 10:30am. $50 is charged for each additional hour and an extra night is charged for anyone staying past noon.

Quiet Hours Policy
For the comfort, courtesy and safety of our guests, The White Birches motel observes quiet hours from 10pm to 7am. We observe a NO TOLERANCE for this policy. Please refrain from making any excessive noise, both inside and outside of your room during these hours.

Cleaning / Housekeeping
Rooms with dogs are cleaned daily, NO EXCEPTIONS.
Rooms staying longer than 3 nights will automatically receive stayover service to ensure the quality of our accommodation. For shorter stays, please request service through the Front Desk.

Smoking Policy
ALL of our rooms are NON-SMOKING, please be courteous of the other guests! This includes, but not limited to the smoking of tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping cartridges containing nicotine, hookahs, incense, cigars, candle burning, diffusing oils or other strong smelling plant-based essential oils, any other synthetic products, or cooking in rooms. Smoking is only allowed in designated areas and absolutely not while standing just outside your door, air conditioning unit or open windows. In accordance with Maine State Law, we request that you smoke at least 20 feet away from the building.
NOTE: There will be a $300.00 cleaning fee for rooms that are smoked in and an additional charge equivalent to one night's lodging for each night that the room cannot be rented. Please consider before lighting up!
Guests are encouraged to notify Front Desk staff immediately if they smell cigarette, marijuana or other objectionable odors. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others.
Absolutely no cooking is allowed in rooms that are not furnished with a kitchenette.

Pet Policy
We are a pet friendly establishment and welcome travelers with pets. We welcome well-behaved, housebroken dogs. There is a $30 non-refundable pet fee per pet per day. Two pets maximum per reservation. Dogs must not be left unattended in any room or in any vehicle on the property. If a pet causes damage or disturbs other guests, we reserve the right to terminate the stay without a refund. Dogs must NEVER be left unattended in the room or in your personal vehicle at any time, whether the dog is kennel crated or not. Dogs must be on a leash and under direct restraint at all times outside your room and/or on motel property. Dogs must be clean, fully house-trained, parasite free and disease free (i.e. Ticks, fleas, Parvo, etc.)
Dogs are expected to be quiet, well behaved, and non-destructive. Guests with pets will be given an opportunity to eliminate any noise complaints. In the event you are unable to satisfy this clause, you may be asked to leave the motel without a refund and will be financially responsible for any and all costs associated with the complaint. We ask that you please clean up after your pets on both motel property and the surrounding area.
Service Dog Policy
We welcome Service Dogs as defined by the Americans with Disabilities Act. White Birches Motel complies with the ADA, state, and local laws regarding Service Animals.
If bringing a service dog. we ask that you inform our team at the time of booking so we can prepare for your arrival. Service dogs are to remain under the control of the owner, whether by voice command, leash, or harness and may not be left unattended in your hotel room. A service animal may be asked to leave the premises if either (a) it is a direct threat to the health or safety of others, or (2) it would result in substantial physical damage to the property of others, or (3) it substantially interferes with the reasonable enjoyment of the accommodations by others.
Guests traveling with a service dog will not be charged a pet cleaning fee. However, charges may be incurred, should a service animal damage or soil the premises.
Animals, including emotional support, comfort, or companion animals are not considered service animals under the ADA and/or state and local laws and are subject to the entirety of the Pet Policy.
